For over thirty years CCIM training has been the benchmark for commercial investment real estate tertiary education. Over 17 000 experts in the real estate business and related fields all over the world are holders of the prestigious CCIM (Certified Commercial Investment Member) designation, which is recognized as the doctorate of the commercial real estate market.
The CCIM association is represented in over 1 000 cities worldwide. CCIM COURSES IN POLAND
An agreement signed with the CCIM Institute in Chicago made the Polish Real Estate Federation (PFRN:
Polska Federacja Rynku Nieruchomości ) the sole organizer of CCIM courses and examinations in
Poland. 370 people have participated in PFRN facilitated CCIM programs since 2000. Currently, participants in this program are drawn from Polish and foreign firms such as: GE Capital Golub, Colliers International, OBI Centrala Systemowa, ING Real Estate, K&G Partners, DTZ Management Poland, Heitman Financial, Tesco (Poland), Geant Poland, CB Richard Ellis Poland, AIG/Lincoln Poland, AIB PPM, Cushman & Wakefield Healey & Baker, PROLOGIS, JYSK, CEFIC Poland, Europolis Real Estate Asset Management, Skanska Property Poland, Shell Poland, Maxon Nieruchomości, Perfect Properties, Forrest Equity Management, Bank BPH, PZU and others.
So far, there have been three comprehensive examinations, organized by the Polish Federation. The first took place in 2003, the second on November 6th 2005 and the third on April 25th 2008. So far, 85 persons received the designation. Next exam is in May 2010.
Both the CCIM designees and students taking the core courses form the CCIM Team working in association with the Polish Real Estate Federation. Their objective is to continuously improve their skills and qualifications, exchange the expertise and to heartily recommend the CCIM education to people involved in the Polish real estate market.

THE CCIM TRAINING PROGRAM
The courses are of a high academic standard. They are in a workshop format and are led by prominent experts; both commercial investment real estate theorists and practitioners from the USA and
Canada .
The instructors not only have wide practical experience but they are also excellent teachers who are members of the exclusive group of CCIM Institute Faculty.
The content of the course is constantly updated and improved so that the subject matter corresponds with the latest business practices and issues in the real estate market. The 200 hour education includes 4 core courses. Each course relates to different areas of commercial investment real estate analysis. They include financial analysis, market analysis, user decision analysis and investment analysis of commercial investment real estate. The first course CI 101 concerns the financial analysis of commercial investment real estate. The knowledge gained in this course is applied during the rest of the course and taking CI 101 is therefore a prerequisite for any subsequent courses. After completion of the first course, the order in which the other courses are completed is up to the individual student. All the courses and materials are translated into Polish.
Every course is concluded with a written examination. Those attending the core courses can apply for CCIM candidate status which involves many extra benefits as well as access to the information on the internal website of the CCIM Institute. In order to apply for the CCIM designation, one should finish all the core courses, prove required experience on the commercial investment real estate market and pass the comprehensive exam which includes both theoretical and practical knowledge.

CI-101 FINANCIAL ANALYSIS FOR COMMERCIAL INVESTMENT REAL ESTATE

Cash flow, financial terms, taxes and a myriad of other factors all have a significant impact on the financial performance of a commercial property. In this course, you gain a thorough understanding of financial analysis tools, concepts and calculations to help you make sound decisions involving commercial real estate. The course begins with a review of the fundamentals of financial investments, then advances to topics that can have an impact on commercial real estate investments: the real estate cash flow model, time value of money, finance programs, loan terms (variables), appraisal methods, measuring investment value and performance, and taxation issue.
CI-102 MARKET ANALYSIS FOR COMMERCIAL INVESTMENT REAL ESTATE

In this dynamic course you will analyze historical trends and existing data to assess both current and future market conditions that will impact real estate decisions.
Economic Base Analysis, an important starting point for forecasting the future of a market area, will be introduced and applied throughout the course. You will learn how supply and demand factors interact to impact a market forecast, as well as gain insight into site feasibility, market dynamics and market pricing. An extensive case study is used throughout the course based on an actual site zoned for multiple uses to learn realworld decision-making.
CI-103 USER DECISION ANALYSIS FOR COMMERCIAL INVESTMENT REAL ESTATE
Warsaw, October 25-30, 2010 (Feb. 27th day off)
You will explore all pertinent aspects involving the valuation and costs of commercial leasehold interests from the user’s perspective.
Common terminology involving lease preparation will be defined, and negotiation tactics will be discussed. Participants will also learn strategies needed to counsel clients on the critical decision of leasing versus owning, building versus buying, as well as alternative strategies to a conventional lease. Examples of lease options will be addressed through several real-world case studies.
CI-104 INVESTMENT ANALYSIS FOR COMMECIAL INVESTMENT REAL ESTATE

Purchasing real estate for investment can be one of the most challenging decisions made by a corporation, institutional investor, partnership, or individual. Investment Analysis will provide the knowledge you need to make sound decisions regarding every critical aspect of the acquisition and ownership of commercial investment property. Learn modern investment concepts such as expected value based on probabilities, real estate exchanges, capital accumulation as a method for evaluating alternative real estate investments and income partitioning.
You will thoroughly cover every type of investment real estate — multifamily, office, retail and industrial. Case studies will set the concepts explored into a real-world perspective.

‘Up to now, on the real estate market, there have been experts from three professions: property managers, real estate agents/brokers and appraisers.
This course integrates these three professions into one: the commercial investment real estate market expert.
